Perhaps the weather is to blame for the sales within Davis in May, 2011 not being quite as strong as expected. Last month was cold and wet which is highly unusual for the central valley of California this time of year.
As you can see from the attached may-cma.pdf, there were 33 sales in Davis last month. Those 33 properties sold for an average price per square foot of $267.35.
This $267.35 figure is a few dollars per square foot higher than last month, but 7.66% lower than May of 2010. The number of sales (33) is also down from last year (51). The number of properties that are pending sale is quite similar to last year. There are currently 58 homes pending sale (in escrow). Last year at this time there were 61 homes pending sale.
