To me, January seemed like a slow month in Davis. The numbers, however, don’t support that. This “CMA Profile” report jan-2012-cma.pdf shows that there were 15 sales in Davis in January, 2012. I compared this to 2010 and 2011. There were 12 sales last year (Jan 2011) and the January before that (2010) there were 13. So, there have been more sales than the previous January(s).
As far as the prices, January’s closings sold for a higher price per square foot than last year (almost 10% higher). This year (Jan 2012) the 15 sales closed for an average price per square foot of $272.65. Last year, the 12 sales resulted in an average price per square foot of $248.8.
These “sample sizes” are low so we shouldn’t place too much weight on the information, but this is one indicator that 2012 is looking like a relatively normal year.
